This project is a newly built mixed-use business facility located in the station-area zone of Gayang Station on Seoul Subway Line 9. It includes a 240-unit employee dormitory (officetel) that KB Kookmin Bank directly planned to enhance employees’ housing stability and overall welfare. The building rises from six basement levels to sixteen above-ground floors.
The lower floors (Levels 1–3) accommodate a bank branch and neighborhood living facilities, enhancing street-level vitality and strengthening the project’s public-oriented character. The upper floors (Levels 4–15) are designed as comfortable residential spaces for employees. On the top floor (Level 16), amenity and welfare facilities—including a cafeteria and a shared kitchen—are concentrated to maximize convenience for residents.
For the façade, a balanced combination of white-toned finishes and dark gray materials emphasizes a modern and upscale architectural image. The lower portion adopts stone cladding and horizontal paneling to achieve stable proportions. In addition, signature colors representing KB Kookmin Bank’s corporate identity are applied as accents throughout the exterior, visually expressing the brand’s identity.
Above all, the project’s defining feature is its maximized spatial value through intensive use of a compact urban site. To overcome strict physical constraints, deep excavation exceeding 30 meters was implemented to successfully secure a six-level underground mechanical parking system. Furthermore, a transfer structural system was applied, transitioning from a column-frame structure on the lower levels to a wall-bearing system on the upper levels—ensuring structural stability while achieving the highest level of spatial efficiency within the limited site, ultimately realizing high-density land utilization.
